How long can you keep a static caravan on a holiday park?

The contract matters more than the caravan's age

A well-maintained static caravan can remain usable for many years, but that does not automatically mean you can keep it on the same holiday park indefinitely.

Your purchase agreement and pitch or licence agreement should state how long you have the right to keep the holiday home on that park. That period is sometimes described as the licence length or tenure.

There is no single UK-wide age limit

Holiday parks do not all use the same rule. Some set a fixed licence period for the holiday home, some offer different terms for new and used units, and some operators take a more flexible approach provided the caravan remains in acceptable condition.

That is why a salesperson saying a caravan 'should last twenty years' is not enough. Ask how many years the exact caravan can remain on the exact pitch under the written agreement you are being offered.

Used caravans need extra checking

A cheaper used caravan can be good value, but part of the original licence period may already have passed. A ten-year-old caravan with only a few years left on its pitch agreement is a very different purchase from one with a long remaining term.

Ask for the manufacture year, the agreement end date and what happens at that date before comparing two used holiday homes on price.

What happens when the licence ends?

The answer depends on the park agreement. You may be offered a new agreement, an upgrade or part-exchange, a sale through the park, or the option to remove the caravan. Do not assume renewal is automatic unless the contract says so.

Removal, transport, resale commission and disconnection costs can matter financially, so the exit should be understood before you buy.

Five questions to get in writing

• On what exact date does the pitch or licence agreement for this holiday home end?
• Is that end date fixed, or can the agreement be extended if the caravan remains in good condition?
• What happens if I want to sell before the agreement ends?
• What fees or commission apply if the caravan is sold or removed?
• If I replace the caravan later, what new licence period would the replacement receive?

Why this changes the real cost

Licence length affects how many years you have to spread the purchase price and annual costs across. It also affects resale, because a buyer may be less interested in a caravan with only a short period left on its pitch.
