Shorefield Country Park: ownership, costs and what to check

Shorefield Country Park is a large, facilities-led holiday park at Milford-on-Sea on the Hampshire coast. Shorefield Holidays says the park sits around 800 metres from Milford-on-Sea and about three miles from the New Forest, which makes it one of the more accessible south-coast ownership bases for buyers travelling from London and the South East.

A park 800 metres from the sea and three miles from the New Forest is easy to fall for. The site fee is easier to overlook. Do not overlook the site fee.

Site fees

Shorefield says annual site fees vary by park, home size and location. Its network-wide fees start from £5,422, but that figure is based on a 12ft static caravan at Forest Edge Holiday Park, not this park. Current Shorefield Country Park unit listings show examples of £7,694 annual site fees and £931 rates for 2025/26: treat those as examples from individual listings, not a universal fee. The operator says site fees cover the right to site the holiday home, park maintenance and security, and access to park venues, while rates are billed separately and include items such as refuse collection, local rates, water and wastage. Gas and electricity are metered. Get the exact pitch-specific fee and rates in writing.

Season

11-month holiday season. Shorefield currently lists owner opening dates of 10 February to 5 January. Ownership is holiday use only, not residential.

Who it suits

A good fit if you want...

  • Buyers who want a full-facilities park with pools, gym, bars and entertainment on site
  • Families and dog owners, with pet-friendly ownership currently advertised
  • Owners who value walking access to both the coast and the New Forest
  • Buyers in the South East who want a park reachable without an overnight drive

Own & Roam view

What we would pay attention to

  • Shorefield publishes operator-level licence terms: 20 years on new holiday homes, typically 12 to 18 years on company pre-owned caravans depending on age and condition, and typically 30 years on luxury lodges. Confirm the exact licence for the specific unit in writing.
  • Rates are billed separately from the site fee, so add both figures, plus metered gas and electricity, before comparing against other parks.
  • The advertised opening dates and offers can change. Ask for the current owner opening dates and any promotion in a dated written quotation.
  • Visit the exact pitch. On a large park, the walk to the facilities, the road position and the neighbours matter as much as the caravan interior.

Before you arrange a viewing

Ask these questions

  1. 1What is the exact annual site fee for this specific pitch, and what were the fees for the last five years?
  2. 2What are the current rates for this pitch on top of the site fee, and what exactly do they cover?
  3. 3How many years remain on the licence for this exact unit, and what happens at the end of it?
  4. 4What are the current rules and deductions if I want to let the holiday home when I am not using it?
  5. 5What happens when I eventually sell: is there a commission, an age limit on the unit, or a removal charge?

Stay before you buy

Spend a few nights in the area first

A sales visit shows the park at its best hour. A short stay in Hampshire & New Forest shows you the drive, the weather, the walk to the facilities and whether you would genuinely return often enough to justify the annual cost. Buyers who have already spent time nearby tend to ask far better questions on the viewing.

  • Try the journey on a Friday evening, not a quiet weekday morning.
  • Visit outside peak season to see how the area feels when the park is quiet.
  • Walk the site at night as well as in daylight.
  • Talk to existing owners about fees, resale and how the park is run.
