The purchase price gets most of the attention. The annual pitch fee is the number that comes back every year. Before comparing upholstery, decking or sea views, get the fee for the exact pitch in writing and understand what it does, and does not, include.

A cheap caravan on an expensive pitch has a remarkable ability to stop being cheap.

What the fee means

Do not compare headline fees blindly

Parks package costs differently. One annual fee may include rates, water and waste; another may leave several of those items outside the headline number. The useful figure is your expected total annual running cost for the exact caravan and pitch.

  1. 1What is the annual pitch fee for this exact pitch, not the park's cheapest pitch?
  2. 2What were the actual fees for this pitch, or an equivalent pitch, in each of the last five years?
  3. 3Which items are included: rates, water, waste, grounds maintenance, security or anything else?
  4. 4Which charges sit outside the fee, including electricity, gas, insurance, drain-down, decking or storage?
  5. 5When is the fee reviewed, and how much notice is given before an increase?
  6. 6Does a sea-view, lakeside or premium pitch carry a different annual fee?
  7. 7What happens to the pitch fee if you replace the caravan or transfer ownership?
