True cost

Do not compare purchase prices alone

  • The purchase price is only the entry cost. Annual fees and the eventual resale position can matter more over time.
  • Premium pitches often cost more, so compare the pitch and its annual fee as carefully as the caravan specification.
  • A used caravan can reduce the upfront spend, but remaining licence length and condition need to justify the saving.
  • Treat letting income as a possible offset, not a guaranteed return. Run the numbers before relying on it.

Questions that protect the buyer

  • Get the current annual site fee for the exact pitch in writing and ask for recent fee history.
  • Confirm the ownership season and any closed period rather than assuming a long season means residential use.
  • Ask how long the exact caravan can remain on the park and what happens when that licence period ends.
  • Check the current rules for subletting, including management charges, commission and any compulsory scheme.
  • Ask how resale works, including private-sale restrictions and any park commission.
  • List every cost outside the pitch fee, including rates, utilities, insurance, maintenance and extras.

The cheaper unit is not always the cheaper ownership

A used caravan can reduce the upfront cost, but remaining park licence, condition, expected maintenance and resale position all matter. Compare the complete ownership period rather than only the asking price.
